SoNo is designed to provide our customers with recruitment, branding and an overall collaborative work environment that will materially enhance their competitive position in the marketplace.

The Building

A 260,000 SQ. FT., “Class A”, Creative Office Environment

A work environment unlike anything else in downtown Philadelphia, SoNo is the renovation of a 225,000 sq. ft. warehouse into a collaborative office environment ideally located between the Philadelphia downtown core and Northern Liberties millennial workforce. The building design and its on-site amenities will appeal to those employers focused on attracting the best and brightest workforce.

Bike Room

Cyclists will have the ability to store their bike away from the elements in a dedicated bike room located directly off the main lobby. The bike room has capacity for 75 bicycles, as well as lockers and a changing room for our commuters that choose to bike to SoNo.

The Café

The cafe is an amenity for tenants and building visitors. Multiple seating options include community tables, bar seating, and small cafe tables and chairs. A back-of-house area is located behind the service counter, and allows our healthy food offerings to be prepared fresh every day. Custom art serves as the separation from the main lobby and reflects the textile industry history of the building. Stay tuned for the announcement of the café operator.

The Gym

The “tenants only” gym allows tenants to work out before work, during lunch or after work without ever leaving SoNo. With treadmills, cross-trainers, stair-climbers, a yoga area, numerous bike configurations and strength equipment, the gym has everything needed for a first-class workout.

Work Environment

With a 24’ ceiling height, the volume of our tenant spaces is ideal for today’s modern, open-plan work environment. Importantly, due to this clear height, selective mezzanine space can be added based on each tenant’s needs to offer unique 2nd floor private offices and collaboration areas. The combination of skylights and large floor-to-ceiling windows provides productivity-enhancing, natural light far beyond anything a traditional high-rise office environment can provide. Furthermore, the voluminous spaces allow tenants to use ceiling-suspended materials to creatively “brand” their work environment.

The Rooftop

The roof deck provides optimal views to the surrounding area - the Delaware River, Philadelphia skyline, Northern Liberties and Old City. Lounge-style seating, fire pits, planters, and a barbecue area make this space perfect for socializing well into the evening.

    When a large corporation selected Alliance HSP to acquire their 225,000 sq. ft. warehouse facility at 5th and Spring Garden in Philadelphia’s Northern Liberties neighborhood, Alliance HSP knew they had found the ultimate urban “raw material” for a cutting-edge office conversion.
